Many Responsible Persons are unsure exactly what the law asks of them. Under the Regulatory Reform (Fire Safety) Order 2005, and as strengthened by Section 156 of the Building Safety Act, you must be able to show that your fire safety arrangements are suitable and sufficient, and that a competent person carried out your assessment.

Review it whenever something significant changes, such as building use, layout or occupancy, and at regular intervals set by your assessor. Many organisations review annually. Your assessor will advise on the right frequency for your premises.
What is a Responsible Person?
The person or organisation with control of the premises, such as an employer, owner, landlord or managing agent. They are legally responsible for fire safety under the Fire Safety Order.
What is the difference between a Fire Risk Assessment and a Fire Strategy?
A Fire Risk Assessment reviews the risks in an occupied building and lists actions. A Fire Strategy sets out how a building is designed or managed to achieve fire safety.
